Housing offer, rental deposit and rental agreement
When we have a suitable apartment to offer you, we will contact you either by email or by calling during office hours. In this connection, you can arrange a time to view the apartment (pick up and return the keys from the office). Once you have confirmed your interest in the apartment, we will make an official apartment offer, where you will find information for paying the rental deposit. The deposit is an amount equivalent to 1-3 months’ rent, according to the agreement. By paying the deposit, you confirm your commitment to the rental agreement. The rental agreement is made in writing in our office when you have paid the deposit to our account. The rental agreement is signed by all responsible main tenants. If necessary, the signature can be made with a power of attorney on behalf of another person. The rental agreement is, according to the agreement, either fixed-term or valid until further notice.
Cancelling an apartment offer
The housing offer is binding on the landlord for the duration of the offer. When you pay the rental deposit or submit a security commitment within the validity period of the offer, you confirm the rental on your part. In this case, the normal notice period of the contract comes into effect. It is a good idea to notify us of the cancellation of the housing offer as soon as possible. If you have already committed to the preliminary agreement by submitting a security deposit, the normal notice period will apply. In this case, you are responsible for paying the rent for the notice period, i.e. if the housing offer has agreed that the contract will start on 15.7. and you notify us of the cancellation during July, you are obliged to pay the rent for the period between 15.7. and 31.8. even if you have not signed a separate rental agreement and received the keys to the apartment. If we get a new tenant during the notice period, we will not charge duplicate rents, but will refund the rent you have already paid.
Rent payment
The rent payment date is the 5th day of the rental month in question. Late payment will be charged interest on late payment in accordance with the Interest Act (Section 4). The Bank of Finland confirms the current interest on late payment twice a year. In addition, a fee of €5 per reminder invoice will be charged.
If you are entitled to housing allowance from KELA, report any changes to your housing to KELA. Links: Kela, housing allowance and Kela, calculators. According to our lease agreement, the housing allowance should be paid directly to Hattula-Kiinteistöt Oy’s account.
Moving in
When you sign the lease agreement, or at a separately agreed time, you will receive the keys to the apartment against receipt. When you sign the lease agreement, it will also be agreed if you need a sauna or a parking space. Remember to sign an electricity contract and take out the home insurance required by the lease agreement with liability insurance, even when you start moving into the apartment. The tenant is responsible for purchasing and maintaining the apartment’s smoke alarm. In properties with mains-powered smoke alarms, the tenant is responsible for replacing the battery in their backup system.
Apartment exchange
If you are already renting from Hattula-Kiinteistöt Oy, you can submit a apartment exchange application, in the same way as a normal apartment application. Apartment exchanges are always managed through Hattula-Kiinteistöt Oy, residents cannot make exchange decisions among themselves.
Termination of the tenancy
Provide a written and signed termination form to the office. Alternatively, you can also submit your notice of termination by email: hattulakiinteistot@hattula.fi. If the lease agreement has been made in the names of several people, the termination notice must also be signed by all tenants. If one of the tenants is leaving, they must provide a written notice of termination. Otherwise, they are still responsible for the rent and the apartment. The notice of termination must then state that one of the tenants will remain living in the apartment. In this case, the rental agreement will be updated with the tenant who has stayed. The security deposit will not be returned in the meantime, but the tenants will agree among themselves if the person moving out has paid part/all of the security deposit.
You can get a termination form either from the office or from the website. The notice period is one calendar month. According to the Tenancy Act (31.3.1995/481, Section 52), the notice period is calculated from the last day of the calendar month during which the notice of termination is received. For example, if you terminate your apartment on June 10, the lease agreement will end on July 31 and the rent payment obligation will be valid until the end of July.
